There are places that are just waiting to be heard. Palazzo San Jacopo, in the heart of Lucca's historic center, was one of them: an ancient building overlooking Via del Fosso, which for years had stopped telling its story, left in a silence made up of abandonment and suspended promises. Today, however, that silence has turned into an opportunity: a great opportunity for urban regeneration that is finally taking shape.

The project designed by Studio Litote and Andstudio stems precisely from this: from the idea that the value of a place cannot be restored by erasing the past, but by giving it a voice through a respectful and contemporary approach. The goal? To find an authentic balance between preserving what already exists and innovation, combining the historical richness of the building with modern solutions and cutting-edge technologies.

The renovation of Palazzo San Jacopo is comprehensive, yet delicate. Every design choice stems from an ongoing dialogue with the Lucca context: the mullioned windows, balustrades, wrought iron balconies, arched openings, and even the warm tones of the façade, in harmony with the buildings of the historic center, have been restored and enhanced. Not as mere decorative elements, but as fragments of identity.

In this unique setting—in the northeastern part of the historic center, close to the city walls and a stone's throw from Porta San Jacopo—the old factory is being converted into a modern residence, designed to offer comfortable, functional spaces with a refined design. A home that looks to the future without forgetting its past.

The building's strategic location, close to Porta Santa Maria and well connected to the outskirts of the city, makes it the perfect meeting point between the tranquility of the city center and the convenience of transport links. Above all, it is an important piece in the regeneration of an entire urban area that has long been awaiting a new lease of life.

It took eighteen months to complete this transformation: a complex, passionate, shared journey. A task carried out with courage and dedication, in the certainty that this intervention would not only bring a building back to life, but would also spark a broader process, destined to continue with the same responsibility.

Today, Palazzo San Jacopo finally has a new beginning. And this new beginning is also a thank you: to those who believed in it, to those who worked on it, to those who made it possible for a piece of the city to come back to life.
