The project we want to present arises from a deep reflection on the theme of urban regeneration in today’s world, conducted and developed together with the Litote studio.
Urban regeneration plays a crucial role in addressing the economic, environmental, and social challenges of modern cities. In a global context characterized by growing urbanization, climate change, and the need to reduce inequalities, this approach represents a strategic response to transform urban areas into more sustainable, inclusive, and resilient spaces.
The redevelopment of historic buildings and degraded areas allows for the preservation of a city’s cultural identity, balancing historical memory with innovation, and transforming existing heritage into economic and social resources.
Following these reflections, the next step was to analyze the context in which the project is situated: Lucca and its Walls represent a unique combination, symbolizing an important historical and architectural heritage. The Walls, the second largest example of a fully integrated modern fortification in a major European city, are today an extraordinary urban park that surrounds the Historic Center with a promenade unlike any other in the world. This green space is an ideal place for relaxation, sports, and socialization, offering a continually fresh perspective on the monuments, churches, and buildings that frame it.
Within this privileged context, in the northeastern sector of the Historic Center and right next to the Walls, stands Palazzo San Jacopo. Originally one of the ancient workshops along Via del Fosso, the building is preparing for a new life thanks to an ambitious restoration and redevelopment project that will transform it into a modern residence. The palace’s strategic location, near Porta San Jacopo and not far from Porta Santa Maria, ensures an immediate connection with the outskirts of the city while maintaining a direct relationship with the heart of the historic center.
The restoration of Palazzo San Jacopo thus represented a significant opportunity for urban regeneration. The intervention aims to breathe new life into the complex through a complete redevelopment, respectful of its historical features and integrated with cutting-edge technologies. The project is designed to ensure a balance between preserving the existing structure and incorporating modern solutions, offering comfortable, functional residences with refined design.
A key aspect was the recovery and enhancement of architectural elements typical of the city of Lucca, such as the bifora windows, balustrades, balconies with wrought iron railings, archways, and the warm colors of the façade, typical of the historic buildings in the city center.
Various types of housing units have been designed, ranging from elegant one-bedroom apartments to more complex units such as four-bedroom apartments and lofts with terraces offering panoramic views of the city.
The intervention also includes a significant improvement in energy performance through advanced thermal insulation, achieved with high-performance internal cladding, and the replacement of windows to reduce heat loss. The heating and electrical systems will be designed to operate at low temperatures, maximizing comfort while minimizing energy consumption, ensuring an exceptional living experience.
The interior design is characterized by a modern and functional approach, with particular attention to the selection of designer furniture that combines aesthetics and practicality. The spaces are designed to enhance natural light, using contemporary materials such as metal, wood, and glass, which create a harmonious contrast between warmth and modernity. The furniture, with clean and essential lines, is chosen to provide comfort without sacrificing refined style. Every detail is carefully thought out to optimize the usability of the spaces, maintaining a strong visual impact and a sense of minimalist elegance, where design becomes the centerpiece of daily life.
The project also includes the creation of a covered private parking lot located in the immediate vicinity of the building, for the exclusive use of the residential units, as well as privileged access to the Parco delle Mura. This strategic location ensures a unique connection with the city’s green spaces and the history of Lucca, offering residents an unparalleled quality of life.
The complex is the result of a close collaboration between the owner, Lucca Lifestyle Srl, the company Ippolito Costruzioni and a team of expert designers and aims to combine tradition and innovation, enhancing the existing architectural heritage and responding to modern sustainability needs. The attention to energy containment, construction quality and design guarantees an excellent housing solution in a historical context of great value.
Palazzo San Jacopo will thus become a virtuous example of urban regeneration, capable of reinterpreting the past while looking to the future, blending the charm of history with the comfort of modernity.
